Divorce Lending

In divorce lending, the key to a successful outcome is
a loan officer who can submit information to an underwriter in approvable ways

As a Certified Divorce Lending Professional, (CDLP™), I believe the first step of the process – the initial assessment – is best provided early on in the divorce process.  Contact me to set up a secure link – this allows you to apply for the loan AND upload supporting documents (paystubs, bank statements) into a secure portal.  I will make sure the application is complete and contact you with any questions.

Once I understand the situation, I will send you and your lawyer a written summary of what needs to happen to set or stay within parameters for an approvable loan, whether you are refinancing the primary residence into your own name or buying a new place to start your next chapter.

At that point, how quickly or how slowly the loan process goes is determined by how quickly or slowly the divorce proceeds.  Each divorce case is different and in some cases my client has never had a loan in his or her own name individually.  I can explain all the parts of the monthly payment, how escrow works, etc., to make sure the homeowner is comfortable with his or her responsibilities.

While the decree is in “draft” mode, I appreciate the opportunity to review it and make suggestions.  Ideally the final decree is the last loan “condition” and it matches information my underwriter initially approved.  As soon as the divorce is recorded, the loan goes to closing.

I have been through the process of divorce and I know what it’s like to make important decisions by myself.  I started a Facebook group, Texas Divorce Support Network, to be the resource I wish I had found during my experience.  Please join us for helpful input and resources.  You are not alone!

I am sorry that you have been through the divorce process, however, your personal experience is valuable to our clients.

Preparing for a personal breakup?

I’ve been there.  It’s not a fun process but I think it’s a crucial process.  You have to know what you want before you can negotiate it.

I’ve written a workbook, Plan for Divorce, you can download right now.  Get a pencil and be ready to start mapping out your next chapter.

While writing the book, I launched a radio show with the same name.  A partnership with VoiceAmerica, the show airs every Wednesday at 12:00 noon Pacific/2:00 p.m. Central time.
